This prime south Dublin development site enjoys a strategic position on Cherrywood Avenue, situated directly adjoining the Brides Glen Green Line Luas Stop. Cherrywood is a pivotal location at the interchange of the M50 and N11 motorways and affords excellent connectivity to all principal arterial routes serving Dublin City and Dublin Airport.
The Cherrywood Strategic Development Zone (SDZ) extends to approximately 360 hectares within Dún Laoghaire-Rathdown. Situated at the foothills of the Dublin Mountains, the SDZ lands occupy a highly strategic position between the M50 and N11 corridors, approximately 1km north of their divergence from the M11 and around 8km south of Dún Laoghaire town centre. In recognition of its strategic importance, Dún Laoghaire-Rathdown County Council applied for Strategic Development Zone (SDZ) designation, which was granted by the Government in May 2010. While a portion of the lands have been developed, substantial areas remain available for future development.
The objective of DLR Properties Ltd is to secure the sale of the property, either in a single lot or on a phased basis, to a preferred bidder capable of progressing the development of the site as quickly as possible, while ensuring a high-quality scheme for TC3.
Qualifying parties will be invited to review the data room following completion of a pre-qualification questionnaire.
Stage 1: The vendor is providing a period of time for candidates to review the data room, raise queries, and submit a response to this Request for Proposal by 5:00pm on the 29th June 2026.
Stage 2: Subject to the outcome of Stage 1 and, at DLRP’s sole discretion, a shortlist of candidates will be invited to participate in Stage 2 of the Expression of Interest process.
Shortlisted candidates will be contacted to facilitate more detailed due diligence, alongside commercial negotiations, with a view to selecting a preferred proposal and progressing to contract in 2026.
DLRP reserves the right to pause or terminate the process at any stage at its sole discretion.
